Polop
Lifestyle, Property Market & Complete Buyer's Guide
Set between the Mediterranean and the dramatic mountains of the Costa Blanca, Polop offers a compelling alternative to the busier coastal resorts. This historic Spanish town combines traditional village life, spectacular mountain scenery and contemporary residential developments with easy access to the beaches of Altea, Albir and Benidorm. For property buyers, Polop is particularly attractive for its modern villas, generous outdoor space and panoramic sea and mountain views. With prices that can offer greater space and privacy than many prime coastal locations, yet with the Mediterranean only a short drive away, Polop appeals to permanent residents, second-home owners and international buyers looking for both lifestyle and long-term property potential.

Polop has developed into one of the Costa Blanca North's most interesting residential markets, combining the character of an established Spanish village with a growing collection of contemporary villas and new-build developments.
Its location is a significant part of the appeal. Buyers can enjoy a quieter setting beneath the mountains while remaining within easy reach of the beaches, restaurants, marinas and international communities of Altea, Albir, La Nucía and Benidorm. This makes Polop particularly attractive to buyers who want space, views and privacy without feeling isolated.
The property market is increasingly defined by modern detached villas. New developments around the foothills and residential areas surrounding the historic centre offer private pools, landscaped terraces, open-plan interiors and impressive mountain or Mediterranean views. At the same time, the traditional centre provides an entirely different proposition, with character properties and a more authentically Spanish atmosphere.
Investment appeal is supported by the municipality's relative value compared with some of the Costa Blanca's established coastal hotspots. Buyers can often secure more land and living space for their budget while remaining close to the coast. International demand for modern villas and energy-efficient new-build homes also gives Polop a strong position within the wider Marina Baixa market.
The latest Idealista asking-price series places Polop at €2,915/m² in August 2026, a new high for that series. That's an increase of 5.4% year-on-year and 6.5% over three months. The town centre itself recorded stronger annual asking-price growth of 11.6%, while La Alberca commanded a considerably higher average of €3,542/m².
For buyers, that creates an appealing combination: a traditional Mediterranean setting, access to the coast, a substantial modern-villa market and property values that remain differentiated from the Costa Blanca's most expensive seafront locations.
