Dolores
Lifestyle, Property Market & Complete Buyer’s Guide
Set amongst the orchards and open countryside of the Vega Baja, Dolores offers a more authentic and spacious alternative to living directly on the Costa Blanca coastline. This traditional Spanish town combines everyday local life with a growing selection of contemporary villas, new-build homes and countryside properties, while the beaches of the Costa Blanca South remain within easy reach. For buyers, Dolores is particularly appealing for the amount of property and outdoor space available compared with many coastal locations. Private pools, larger plots and modern detached villas can be found alongside traditional townhouses and apartments, making it an increasingly interesting choice for permanent living, second homes and longer-term investment.

Dolores is emerging as one of the more interesting inland residential markets in the Vega Baja, particularly for international buyers who want space, modern property and proximity to the coast without paying prime beachfront prices.
The town has retained a distinctly Spanish identity. Its traditional centre revolves around Plaza Cardenal Belluga, while the surrounding landscape is characterised by the fertile orchards and irrigation channels historically associated with the Vega Baja. The municipality is also close to the El Hondo natural environment and approximately 10 minutes from the coastline, according to the local council.
The property proposition is becoming increasingly diverse. Buyers can find affordable resale apartments and traditional Spanish houses alongside new-build townhouses, detached villas and substantial countryside properties. Current listings include modern new-build homes around the €2,900/m² level, while selected finca-style and premium properties move higher depending on specification, plot and condition.
The strongest story, however, is price growth. Average asking prices reached €1,915/m² in July 2026, up 34.4% year-on-year. Prices remain just 1.1% below the municipality's March 2026 record of €1,936/m².
For buyers seeking an alternative to Guardamar, Torrevieja or the Orihuela Costa, Dolores offers a different proposition: more space, lower average €/m² values, traditional Spanish surroundings and convenient access to the coast.
